Phase 2 · Bringing the Property into Compliance

Compliance Checklist Before Going Live

Nine items to gather before the first announcement.

The final step before putting your vacation rental on the market: gathering the documents that prove everything is in order. This checklist summarizes the entire Phase 2—from registering with city hall to obtaining insurance—and marks the transition from compliance to the actual launch, which begins in Phase 3.

It benefits both parties: it protects you by confirming that your short-term rental is starting off on the right foot, and it allows us to publish your listings without putting anyone at risk.

Landmark

No listing is published without the landlord's sworn statement. This is a contractual requirement, not a preference.

Good to Know

Each document has its own page in this wiki: the declaration in section 2.1, the SIRET number in section 2.4, insurance in section 2.6, and settings in section 1.6. This checklist is simply a summary of what you have already prepared during Phase 2.

The Mistake to Avoid

Wait until peak season to gather the parts. A missing part delays the launch, and during Toulon’s peak season, every week of delay means a week of lost revenue.

Points to Watch For
Warning

The Energy Performance Certificate (EPC) is valid for ten years, but it may need to be renewed after any renovations that affect the home’s energy performance. Check its validity before submitting it.

Frequently Asked Questions

What's the best order to go about this?

Start with the steps that depend on a third party: registration at city hall, SIRET number, and energy performance certificate (DPE) if yours has expired. Insurance can be handled at the same time, and marketing parameters are set last, as outlined on page 1.6.

What happens if I'm missing a piece?

The online release is on hold. We'll help you resolve whatever issues can be resolved, but we won't publish until the entire foundation is in place.

Who is responsible for the smoke detector?

You are responsible for providing the equipment for the rental unit; we check that it is present and in working order before the listing goes live, and then during each inspection.

Does the checklist apply to a second property?

Yes, exactly the same: each unit has its own declaration, energy performance certificate, and specific documents. Section 7.3 explains how to list an additional property without having to start all over again.
