Housekeeping, Laundry, and Supplies

A flat fee, calculated once for your property and paid by the guest, that covers full housekeeping and linens. Consumables are provided by the concierge service at no additional charge.

In short-term rentals, the quality of housekeeping is the number one factor in earning five-star reviews—and the number one reason for complaints when it falls short. In Toulon, during peak season, the turnaround between two stays takes just a few hours: housekeeping, laundry, and preparing the unit for the next guests must be flawless every time.

Laundry is a blind spot for first-time property owners: Who provides the sheets and towels? Who washes them? Who restocks the shower gel? The logic is simple: Anything that gets used during each stay is our responsibility; only the durable bedding items remain your responsibility.

The payment process works the same way: the traveler pays the cleaning fee listed in the ad, the platform transfers that amount to you along with the rent, and then we bill you the flat fee agreed upon in the contract. You don’t have to pay anything up front: in most cases, it’s the traveler who covers the cost of the service.

How the flat rate is determined

The amount depends on the type of accommodation: its size, layout, level of amenities, and number of sleeping arrangements. It is determined after an inspection of your property, specified in the contract, and remains the same each time guests check out, regardless of the actual duration of their stay.

A thorough cleaning after each guest’s departure: dishes, inside of cabinets and drawers, bathrooms, floors, dusting, making the beds, and restoring the unit to rental-ready condition.

Bedding and bath linens: provided, replaced after each guest’s departure, and laundered in our in-house laundry facility.

Consumables are provided at no extra charge, at our expense: sponges, trash bags, dishwasher tablets, dish soap, coffee, shower gel, shampoo, and soap. You will never be charged for these items, so that every guest arrives at an accommodation that’s ready to move into.

What You Are Responsible for Paying
A flat rate, both ways

If the team finishes in less time than expected, the flat fee does not decrease. If it takes longer, the fee does not increase either. This rule protects both parties: you know your cost in advance, and we assume the risk associated with the work. The only exception is if the accommodation is clearly damaged by the travelers, in which case it falls under the damage claims procedure.

In-house laundry ensures a smooth workflow: there’s no need to wait for an outside service provider to return items between back-to-back stays. During peak season in Toulon, when check-outs and check-ins happen one after another on the same day, this is what keeps the schedule on track.

The Mistake to Avoid

Advertising very low or even zero cleaning fees to make the listing more attractive without considering the consequences: you’ll be billed for the difference between the advertised amount and the contractual flat rate. This is a legitimate business decision, and can sometimes be appropriate in Toulon for short stays—provided you know the exact cost.

Is the initial cleaning included?

No, it is never included in the onboarding package, because the scope of the work depends entirely on the condition of the property at the time it is taken over for management. It is billed as a separate service, based on the time spent.

Why pay if the apartment has been cleaned?

Because the flat fee does not cover simply noting the condition of the unit, but rather restoring it to full rental condition, including linens. A bed made with fresh linens, a disinfected bathroom, and restocked supplies do not depend on the apparent cleanliness left by the previous guest.

What if the traveler leaves the accommodation in an unusual condition?

This is no longer covered under the flat-rate plan but falls under the damage claims procedure: photographic documentation must be submitted within twenty-four business hours, followed by a cost estimate and then a claim filed with the platform or the insurance company.

What will I need to replace over time?

Durable bedding items—pillows, comforters, and mattress protectors—when wear and tear becomes noticeable. We’ll let you know how they’re holding up during our visits.
