Questions people ask us before getting started

The questions that come up on every first date—with straightforward answers.

Before entrusting their property to a short-term rental management company in Toulon, everyone asks more or less the same questions: how much will it earn, how long is the commitment, and what happens if a guest breaks something. Rather than waiting for the meeting, here are the answers—just as we’d explain them in person.

Each answer links to the wiki page that explains it in detail: this page is a starting point, not a shortcut that would exempt you from reading your contract.

Landmark

None of these responses is a sales pitch: they simply repeat what is stated in your contract, word for word. If a verbal response were ever to differ from what is written here, the written document would take precedence.

Your Income and Your Commitment

How much will I earn?

No one can guarantee that. For a night at €150, you’ll have €96.90 left after platform and concierge fees, before utilities and taxes. The rest depends on the occupancy rate and the average price—and thus on the property and the season: page 0.3 breaks down the full calculation.

How long is my commitment?

One year, then an indefinite term. One month's notice may be given at any time, without cause, by either party. Details are provided on page 1.8.

Can I continue to live in my apartment?

No time limit, free of charge. You only pay the cleaning fee if we clean your unit after your stay. Section 4.2 explains how to reserve your dates.

Do I have to go through you exclusively?

For short-term sales, yes. Personal use, free lending to family and friends, and long-term rental after termination remain permitted, as specified on page 1.7.

In everyday life

Who will be welcoming my guests?

We. In person for a house, at the Mourillon office, or via self-check-in depending on the location for an apartment. Page 3.5 describes each arrival option.

What if a traveler breaks something?

We assess the damage within twenty-four business hours, including photographs; we file the claim with the platform or the insurance company; and we have a contractor provide a cost estimate. You decide how to proceed, and we carry it out: this is the process described on page 5.1.

Can we reach you at night?

Our teams are available 7 days a week, including holidays. Not at night. Late arrivals are handled via a secure key drop, and section 4.11 specifies our communication channels and response times.

Special Cases

I'm abroad—does that make a difference?

As for the farm, no: everything is managed remotely. As for taxes, yes: your tax residence determines where and how you file your taxes. This is a matter you should discuss with a tax advisor.

What happens if it doesn't work?

You may cancel with one month's notice. Your listings, reviews, and search rankings remain yours: you take everything with you, as guaranteed on page 8.3.

The Mistake to Avoid

Don’t compare concierge services based solely on the fee percentage. The calculation bases and included services vary greatly from one provider to another: compare them on an apples-to-apples basis, including tax, and based on what you actually receive.
