A one-time service, billed once, that covers everything that needs to be done before your property goes online for the first time.
Between signing the contract and making the first reservation, a vacation rental must be photographed, described, listed on the right platforms, and connected to reliable management tools. This is a real marketing effort, and it determines how well your short-term rental will perform in the months to come: a well-crafted listing gains visibility quickly, while a sloppy one takes months to catch up.
The onboarding fee covers this initial work. It is a one-time charge, regardless of how many years of collaboration follow, and there is no monthly equivalent: no subscription fee or recurring processing fee is added to it.
Starting at €360 (including tax). This is not a fixed rate: the amount depends on the setup work required. A studio apartment ready for rent and a villa that needs to be furnished require different levels of effort. The exact amount will be provided to you after you tour the property, before any contract is signed.
The digital welcome guide for the property is included in our services at no extra charge. The listings you create belong to you: they remain linked to your platform accounts, along with their review history and search rankings.
This service is not included in the setup package and is provided as a separate service, based on a purchase order: €25 per hour (excluding tax), with the first hour free, since our teams will be on-site anyway to set up the linens. The duration depends entirely on the property: allow about two hours for a studio apartment, and ten hours or more for a house.
This cleaning has nothing to do with routine maintenance: it focuses on the things we never do.
If the property has already undergone a complete renovation, this service may not be necessary. We’ll check this with you rather than charging for it automatically.
Scheduling a photo shoot in an unfinished home: visible boxes, missing furniture, temporary decor. Poor-quality photos cost much more than the flat fee, because they hurt the listing for months. Wait until everything is in place; page 3.2 provides the complete checklist.
Do not confuse these three cleaning services: the one-time initial cleaning service, which is billed by the hour; the flat-rate cleaning and laundry service for each rotation, described on page 1.3; and the restoration service following damage, which is covered by the procedure on page 5.1.
Do I need to be present for the photo shoot?
It's not required, but the property must be fully furnished, equipped, and tidy. This is essential for a successful photo shoot—and, therefore, for a listing that converts as soon as it goes live.
If I switch concierge services, can I keep the photos?
Yes. The rights are transferred to you, and the listings belong to you. You’ll walk away with your visuals, reviews, and search engine rankings, as detailed on page 8.3.
How long does it take from signing to publication online?
Allow two to four weeks, depending on how ready the housing is. The complete, step-by-step onboarding process is described on page 3.1.
Is the initial cleaning required?
No. If your property has just been delivered or renovated and a complete restoration has already been performed, we will jointly determine that it is unnecessary, and you will not be charged for it.
