Should you list your property everywhere? No—you need to be in the right place. For short-term rentals, two well-chosen platforms capture the bulk of the demand, whereas listing your property everywhere increases the risks without increasing the number of bookings. This page explains how we select the listing channels for your furnished vacation rental in Toulon, and how calendar synchronization protects you.
The concept is based on a two-pronged approach: Airbnb as the common foundation, plus a second platform tailored to the type of your property and its natural customer base.
The calendars are continuously synchronized: a reservation made on one platform immediately blocks the dates on the other. This prevents double bookings.
This choice is not arbitrary: the customer bases differ. Booking caters to urban, short-term, and last-minute demand, which is well-suited to apartments. Abritel caters to family-oriented, long-term, and planned-in-advance demand, which is well-suited to houses.
The cost of a duplicate reservation always outweighs the benefit of an extra night: forced cancellation, relocating the guest, and a rating penalty on the platform. Continuous synchronization eliminates this scenario at its root, and that is what makes multicasting safe.
Two types of clients are better than one: the short-notice, last-minute demand from one group complements the long-term, advance demand from the other, which helps even out your schedule throughout the season.
Requesting a third platform as a matter of principle. While this is possible, it increases the number of synchronization points and risks without guaranteeing additional reservations. We do not recommend it unless there is a specific need.

Why not use Booking for my villa?
Target audience: Booking attracts urban, short-term, and last-minute bookings—ideal for apartments. Abritel attracts family-oriented, long-term, and advance bookings—ideal for houses.
What happens if two travelers make a reservation at the same time?
Continuous synchronization locks the dates on the other platform as soon as the first reservation is confirmed. Avoiding this scenario is precisely why it exists.
Can I request a third platform?
It is possible, but not recommended unless there is a specific need: each additional channel adds synchronization points—and thus risks—for an uncertain benefit.
Is the price the same everywhere?
The listed price may be accurate, but the net price is not: commissions vary by platform. Overall price arbitrage is covered in the strategy described on page 3.9.
