Routine Maintenance and Minor Repairs

We weigh the cost of the repair against the potential loss of revenue from the stay, keeping you informed throughout the process.

A blown light bulb, a temperamental water heater, a leak under the sink: with short-term rentals, breakdowns don’t wait for you to be available—they happen right in the middle of a stay. So the question isn’t whether an incident will occur, but who decides what to do, how quickly, and within what budget.

This page describes the emergency threshold specified in the contract, the spirit in which we apply it, and what we do in all cases, whether they are emergencies or not.

In the event of a clear emergency that endangers the property, its occupants, or the neighborhood, the contract authorizes us to take the strictly necessary precautionary measures, up to a limit of €200 (including tax) per incident, provided that we notify you immediately and provide justification. Beyond that amount, your prior consent is required, unless we are unable to reach you.

The Threshold and Its Spirit

We don't think in terms of thresholds mechanically; we think in terms of consequences. Two concrete situations illustrate this logic:

Good to Know

Preventive maintenance costs less than a breakdown in August: having your air conditioner serviced in the spring prevents the need for emergency repairs in the middle of the season, when it’s hardest to find technicians.

The Mistake to Avoid

Do not answer. If we cannot reach you and the situation worsens, the loss often exceeds the cost of the service: a canceled trip costs more than a repair.

The electrical diagnosis is included. If it results in service work, the €120 fee is deducted from the final bill: you won't be charged twice for the service call.

The appliance service package covers travel and labor. We'll repair the appliance on-site whenever possible; otherwise, we'll provide a quote. Since travel and labor are already covered, you'll only be responsible for the cost of parts.

These amounts apply to the most common services. The complete price list, which is currently being compiled, will gradually cover the other items. Any service not listed in the price list will be quoted in advance before work begins.

Points to Watch For
Warning

Any non-emergency expense incurred on your behalf requires prior written approval and must be supported by an invoice. This provides mutual protection: you always know what expenses are being incurred, and we are always covered by your approval.

Frequently Asked Questions

Can you incur an expense without asking me?

Only in cases of clear emergency, up to a limit of €200 (including tax) per incident, provided you are notified immediately and provide justification. Beyond that amount, your prior approval is required, unless we are unable to reach you.

What happens if you can't reach me?

In non-emergency situations, we await your response. In emergencies, we take precautionary measures up to the threshold. That is why a responsive communication channel is important, as detailed on page 4.11.

Who provides the service, and at what cost?

We have a contractor provide an estimate when necessary and forward the service report to you. The rates for the most common services are listed in the table above; for other services, we will provide you with a quote before you commit to anything.

A power outage when you're not at home—what do you do?

We are informing you of this and await your decision, as in the case of the dishwasher: since your income is not at risk, the decision is entirely up to you.
