At Loca'Zen, the answer boils down to one principle: your rent payments go directly into your account without ever passing through ours, and the only funds we receive directly are payments for our own services.

The allocation takes place upon receipt of payment, without any manual transfers or follow-up. You don't have to do a thing: your rent payments go directly into your account—never into ours.
The direct payment we receive constitutes a delegation of payment within the meaning of Article 1336 of the Civil Code. It is applied toward your debt to us and extinguishes it to the corresponding amount: the amounts we receive are exclusively in payment of our own claim.
This is not just a theoretical point. It is what sets our business apart from traditional property management, and it explains why your rent payments never have to sit in a third party’s account.
We never hold any funds on your behalf: what you’re owed goes directly from the platform to you, with no intermediaries. Transparency isn’t just a promise—it’s the very structure of the system.
Do not give your bank account information to anyone who asks for it “to collect rent.” We do not need your bank account information for this purpose: if someone asks for it, be wary.
The timing difference in payments from the platforms accounts for most of the apparent discrepancies between your bank statements and our summary. Before concluding that there is an error, please check against page 4.7.
Do you collect my rent?
No. The net rent is deposited into your account. What we collect directly—fees and the cleaning fee—is payment for our own services, nothing else.
What is payment delegation?
The mechanism under Article 1336 of the Civil Code: direct payments are applied toward your debt to us and extinguish it to the corresponding amount. This is what distinguishes a concierge service from property management.
Do I need to make a transfer every month?
No. The allocation takes place upon receipt of payment, without the need for manual transfers or follow-up reminders. The summary invoice is used for verification and your accounting records, not for payment.
Why do the amounts differ from what I see on the platform?
This is almost always due to a delay in payment. The monthly summary on page 4.7 allows you to cross-check each line item before concluding that there is an anomaly.
