The Money Cycle

The traveler pays the platform, the platform distributes the funds, and everyone receives their share directly: your rent never goes into our account.

Where does the money go when you book a night on Airbnb or Booking? This is the number one question people have about short-term rental platforms—and it deserves the clearest possible answer. This page tracks the path of your earnings, euro by euro, from the traveler’s booking all the way to your bank account.

The core principle never changes: your rent never passes through our accounts or an escrow account. The platform distributes the funds itself; your share goes directly to you, and ours goes directly to us. Everyone receives what they’re entitled to, with no middleman.

The Route, Step by Step

Step 1: The traveler makes a reservation and pays through the platform. The platform holds the funds during the stay.

Step 2: The platform charges a commission, typically around 15%, which varies depending on the platform and the fee structure selected.

Step 3: The platform divides the balance. Your share is deposited into your account; our share—fees and the cleaning fee—is paid directly to us.

Step 4: This direct payment settles your debt to us in full. You do not need to transfer any funds to us.

Step 5: At the end of the month, you will receive a summary invoice, broken down by stay, for your accounting records.

The Mistake to Avoid

Assuming that our 24% (including tax) applies to the price paid by the traveler. The tax base is net of the platform commission: on a €150 night’s stay, the fee is €30.60—that is, 24% of €127.50—and not €36.

Why This Isn't a Deposit to Your Account

The direct payment we receive constitutes a delegation of payment within the meaning of Article 1336 of the Civil Code. It is applied toward your debt to us and extinguishes it to the corresponding amount: the amounts we receive are exclusively in payment of our own claim.

This is not just a theoretical point. It is what distinguishes a concierge service from property management governed by the law of January 2, 1970, and it explains why your rent payments never have to be held in a third party’s account.

What Else Is Out There

Tourist tax: collected from the traveler and remitted to the municipality by the platform. It does not pass through you, except for direct bookings.

The cleaning fee: paid by the guest in addition to the cost of the stay, it is remitted to us. This has no impact on you, unless you choose to display an amount lower than the fee.

Good to Know

You never have to chase your money. The platform pays your share directly to you: no escrow account, no payment delays on our end, and no risk related to our cash flow.

Warning

The €96.90 in the example is net of platform and concierge fees, not net of everything. You are still responsible for property tax, condominium fees, insurance, utilities, and tax on your rental income.

Did you touch my money at any point?

Never. The platform distributes payments at the source: your share is sent directly to you, and ours is sent directly to us. We do not collect any payments on your behalf and do not hold any funds.

What is payment delegation?

The mechanism set forth in Article 1336 of the Civil Code: the direct payment of our fees by the platform is applied toward your debt to us and extinguishes it to the corresponding amount. This is what distinguishes a concierge service from property management.

Do I need to make a bank transfer to you every month?

No. The allocation takes place upon receipt of payment, without the need for manual transfers or follow-up reminders. The end-of-month summary invoice is used for verification and your accounting records, not for payment.

Why is the fee €30.60 and not €36 for a night's stay costing €150?

Because our fee structure is based on what you actually receive: €127.50 after the platform commission. 24% (including tax) of €127.50 equals €30.60.

Who pays the tourist tax to the municipality?

The platform collects it from the traveler. You don't handle it, except for direct bookings, in which case you are responsible for collecting and remitting the payment.

Why do the amounts differ from what I see on the platform?

This is almost always due to a delay in payment or a stay that spans two months. The monthly summary allows you to cross-check each line item before concluding that there is an anomaly.
