Eight days for both parties to return everything, followed by a move-out inspection that neatly wraps up the relationship.
A smooth end to a lease comes down to a few simple things: returning what belongs to the other party within a short period of time and jointly inspecting the condition of the residence. The lease sets this period at eight days, and it applies equally to both parties.
This page describes what each person is responsible for, how the final review takes place, and a few best practices to avoid unnecessary discussions six months down the line.
The return process is reciprocal. We return your access, you return our items, and the same eight-day deadline applies to both.
Within eight days of the contract's expiration:
Within the same time frame, all of our belongings remaining in the residence: cleaning supplies, linens, and equipment provided during the rental period.
A smart lock installed by us belongs to you once you've paid for it. We'll provide you with the admin codes: no need to buy anything else or re-register anything.
A final walk-through allows you to compare the condition of the unit to the joint move-in inspection report and note any changes. This is also the time to determine who owns what, especially if furniture or linens have been replaced during the lease term.
This observation is not intended to quantify normal wear and tear: several years of use leave their mark, which is to be expected. Its purpose is to prevent equipment from falling off the radar or changing hands without anyone noticing.
Relying on a move-in inventory that has never been updated. If it’s four years old and the furniture has been replaced twice, the move-out comparison will be open to dispute on both sides.
Is a move-out inspection required?
It is not a prerequisite for restitution, but it ensures it. Without it, neither party can determine what has changed during the use of the property.
Who is in charge of the smart lock?
You, provided you have paid the fees. We will provide you with the admin codes when you pick up your order.
What happens if a set of keys is missing?
A formal notice sent by certified mail sets a fifteen-day deadline for compliance. This rule applies to both parties, and the matter is almost always resolved before it reaches that stage: a simple reminder is sufficient in the vast majority of cases.
Will my listings be affected by your withdrawal?
No. We close the accounts without affecting the ads, reviews, or existing search engine rankings. Page 8.3 explains this in detail.
