If your property is rated E, the question of renovations will arise by 2034, the deadline by which a minimum rating of D will be required to remain on the short-term rental market. The method can be summed up in one line: estimate the additional nightly rate that the renovation allows for, multiply it by the number of nights actually sold, and compare it to the cost. An air conditioning unit costing 3,000 euros that adds 15 euros per night over 60 nights pays for itself in three seasons. The same amount spent on decor never pays for itself.
Do not begin any work during periods that have already been reserved, unless there is a clear emergency. This is a contractual obligation, and any cancellation on your part will result in charges and a ranking penalty.
Where should you start on a limited budget?
Definitely the bedding. It's the item most frequently mentioned in reviews, the one that has the most immediate impact on the rating, and the least expensive of the four.
Is air conditioning really worth the cost in Toulon?
From June through September, yes: it extends the rental season and allows for higher rates. It’s much less beneficial for a property that’s only rented in July and August.
Can I claim a tax deduction for this work?
Under the actual income tax system only, and depending on their nature: repair costs are immediately deductible, while improvement costs are depreciated over several years. Under the micro-BIC system, no deductions are allowed.
Do you have to move upmarket to raise the price?
Only if the location allows it. For a property in a poor location, the move upmarket hits a market ceiling that the property cannot overcome.
