How much does a short-term rental concierge service cost in Toulon? A one-page answer, with no fine print: the complete pricing schedule for the short-term plan, the hybrid plan for students and seasonal renters, and a cost comparison of the two.
The pricing structure is based on three principles. We only earn money if you collect rent: our fees are a commission on your rent. There’s a one-time sign-up fee: the onboarding fee. And housekeeping is at no cost to you: the flat fee is paid by the guest in addition to the cost of their stay.
Our fees are calculated based on the rent you receive, net of the platform commission. We never take a percentage of money you haven't actually received.
The cleaning package formula: the estimated number of hours multiplied by €25 (excluding tax), plus €15 (excluding tax) per double bed and €10 (excluding tax) per single bed, with 20% VAT added to the total. The calculation is determined once for your property during the on-site visit.
For properties that are suitable, a mixed-use approach provides stability in the winter and maximizes revenue in the summer: from September through May, rental to students or young professionals under a furnished lease; from June through August, seasonal rental during Toulon’s peak season.

It therefore takes about €910 in short-term revenue to match a student lease at €630. The real question isn’t about peak returns—it’s whether you’re willing to take on the risk of the off-season. The hybrid model addresses this by securing nine months of income while retaining the summer, when demand for vacation rentals in Toulon is at its highest.

Charge the cleaning fee to make a profit. You collect it from the guest and pass it on to us: it’s just a pass-through—it doesn’t increase your profits. You can list a lower rate than the flat fee and cover the difference yourself to make your listing more appealing, but that’s a business decision, not a profit margin.
The nine-month student lease only guarantees that you can move out at the end of May if you’re a genuine student. For a young working person, you need a “mobility” lease; otherwise, you’re locked into a one-year lease and your summer seasonal job plans fall through.
Why list 20% excluding tax and 24% including tax?
The figure is the same, whether VAT is included or not. Since most property owners think in terms of the total amount including VAT, set aside 24% of what you actually receive, net of the platform commission. Page 1.2 explains the full calculation.
Does the cleaning package cost me anything?
No. It is paid by the traveler in addition to the cost of the stay; you collect it and remit it to us. The method for calculating it and any special cases are detailed on page 1.3.
When is the integration fee billed?
Only once, upon joining the service. The exact amount will be disclosed to you after the property tour, before any documents are signed.
Is the hybrid model feasible for all types of property?
No, it applies to properties that are suitable for this purpose—typically those that meet the needs of students in Toulon. We assess its suitability during our evaluation of your property, backed by data.
