Change the use or purpose

Switch to a long-term lease, a hybrid model, or take ownership of the property: three paths, three procedures.

Rent to students or young professionals from September through May; operate seasonally from June through August. This ensures nine months of income while still capturing the peak season.

It requires a separate contractual document: the leasing process is governed by a written tenant-search mandate that is entered in the mandate registry. It is not simply an amendment to the property management contract.

It terminates the short-term lease. The exclusivity clause does not preclude a long-term lease after the contract is terminated.

You may take back the residence for your personal use for an unlimited period without terminating the lease. If the takeover is permanent, the lease may be terminated with one month's notice.

For a studio apartment rented for €630, including utilities:

It therefore takes about €910 in short-term revenue to match a €630 lease. Over nine months of low and mid-season, that’s not a given. That’s the whole point of the hybrid model.

  • The nine-month student lease only guarantees that you can move out at the end of May if you are a genuine student. For a young working adult, you need a “mobility” lease; otherwise, you’re locked into a one-year lease, and the tenant can stay through the summer.
  • Changing to a long-term lease alters your tax status and may cause you to lose the benefits of the micro-BIC tax regime for furnished vacation rentals.
  • Short-term reservations that have already been confirmed must be honored before any change of destination is made.
