Photos are the number one factor in booking: a property that’s only half-ready costs more than a week’s delay.

On both Airbnb and Booking, it all starts with a photo. It’s the photo that entices people to click, justifies the price, and sets the standard for your short-term rental—even before the first line of the description. A professional photo shoot is included in your onboarding package; your role boils down to one task: delivering a ready-to-rent property on the big day.

This page explains what “ready” actually means, the mistakes that ruin photos, and what happens to the images once they’re taken.

What the living arrangements should be on D-Day

Fully furnished and equipped. No empty rooms, no furniture awaiting delivery.
Tidy and neutral. No family photos, no mail, no visible cleaning supplies, and no personal items in the open cabinets.
Clean as part of the initial cleaning: windows, baseboards, tops of wall cabinets.
The bed is made, with the linens that the guests will actually use.
Turn off the heat or air conditioning, and open the shutters and curtains.

Daylight doesn't wait. We schedule the time slot based on the orientation of your home: postponing it will set you back several days.
A quick cleanup always precedes the photo shoot. Windows, baseboards, and furniture tops make a real difference in the final image.
Capture the reality of the stay in your photos. Make the bed with the actual linens: consistency between the photos and what the guest actually finds is the foundation of positive reviews.

A completed photo shoot is included in the pro-rata calculation in the event of a cancellation: if you exercise your right to cancel after the session, you will be billed for this service, as explained on page 1.10.

Who owns the photos?

Once you have paid the full integration fee, you will be granted a non-exclusive license, valid for any marketing of the property. We may only reuse this information for reference purposes, without disclosing your exact address.

How long is the time between the photo shoot and the announcement?

About three days: selection, editing, copywriting, and ad design follow one after another, as shown in the timeline on page 3.1.

What do I need to prepare myself?

The key is the "D-Day" checklist above: remove personal items, tidy up, open the shutters, and make the bed. Add a few decorative touches, and the photographer will take care of the rest.
