You proofread, we publish, and the first few weeks are for getting things settled.

The final step before your property is listed on the Toulon short-term rental market: final approval. This involves a two-part verification process—you review the choices you’ve made, and we check that the technical aspects are in order. Then comes the listing, and a launch that follows its own set of rules.

This page describes the two checklists and the strategy for the first few weeks—the one that turns a new listing into a classified ad.

• The text of the ad and the order of the photos.
• The minimum price, the maximum price, and the minimum length of stay.
• House Rules.
• The time slots you reserve for your personal use.
• The applicable cancellation policy.

• The declaration or registration number, if applicable.
• Consistency between reported capacity, actual number of beds, and inventory.
• Effective calendar synchronization across platforms.
• How Access and Codes Work.
• The completeness of the welcome booklet.

A new listing has no reviews, no history, and no rating. It has to prove itself to both the algorithms and travelers, and this initial launch period requires just as much attention as the rest.

• First impressions carry a lot of weight and last a long time. Pay special attention to the first three stays: they shape the listing’s reputation for a long time to come.
• Validation is not a restriction. Fare thresholds and rules are adjusted later during the contract term, as described on pages 1.6 and 7.2.
• Once the system goes live, Phase 4 begins: day-to-day operations, with your schedule on page 4.1 and your metrics on page 4.9.

What happens if I'm late in confirming?

Nothing will be published without your approval: publication is pending your response. Each day of delay simply pushes back the publication date by that same amount of time.

Why open below the target price?

Because a new listing has neither reviews nor a rating: an introductory price drives the first reservations and reviews, and then the price rises toward its target.

Can I reserve my vacation before it goes online?

Yes, periods of personal use are included in what you validate. The rules governing their use during operation are detailed on page 4.2.

When am I visible on the platforms?

As soon as it's published, once you've approved it and we've completed our checks. It then takes a few weeks to climb the rankings, driven by the first reservations.
