Linens and Supplies

We supply and launder bed linens and bath towels in-house, as well as other supplies for the living area.

Laundry is a blind spot for property owners new to short-term rentals: Who provides the sheets and towels? Who washes them? Who restocks the shower gel? With such a high turnover, these logistical issues quickly become a job in and of themselves. The good news is that at Loca'Zen, we take care of everything, and this page clearly outlines the line between what we handle and what’s left for you to do.

The logic is simple: everything that’s used during each stay is our responsibility; only the durable bedding remains yours.

Landmark

Bed and bath linens are provided and laundered by the property management service. Household supplies—such as sponges, trash bags, dishwasher tablets and liquid dish soap, coffee, shower gel, shampoo, and soap—are provided and paid for by us, excluding the cleaning fee. You don’t have to stock up on or manage any of these items.

What We Cover

Bedding and towels: provided, replaced after each guest’s departure, and laundered in-house. The cost is included in the housekeeping and laundry package, which the guest pays in addition to the cost of the stay.

Supplies: sponges, trash bags, dishwasher tablets, dish soap, coffee, body wash, shampoo, and soap. We provide and pay for these items —excluding the cleaning fee—so that every guest arrives to a home that’s ready to move into.

What You Are Responsible for Paying
Good to Know

In-house laundry ensures a smooth workflow: there’s no need to wait for an outside service provider to return items between back-to-back stays. During peak season in Toulon, when check-outs and check-ins happen one after another on the same day, this is what keeps the schedule on track.

The Mistake to Avoid

It’s easy to think of linens as a minor detail. They wear out quickly and are the first thing guests notice: mismatched towels instantly detract from the perception of the property’s quality. That’s precisely why we supply and launder them ourselves, ensuring consistent quality from one stay to the next.

Points to Watch For
Warning

Amenities are about image, not cost. A decent shower gel in a clean bathroom carries more weight in a review than many pieces of equipment: that is precisely why we provide them ourselves, ensuring consistent quality from one stay to the next.
